At Blue Wave Property Real Estate, we’re a growing boutique agency on the Sunshine Coast built on strong relationships, professionalism, and doing things properly. As our rent roll continues to expand, we’re looking for a confident and capable Property Manager to take ownership of day-to-day portfolio management and grow with us. This is a permanent part-time role (5 hours per day, 5 days per week), with a clear pathway to full-time as the portfolio grows. About The Role You will manage the daily operations of a residential rent roll while delivering exceptional service to both landlords and tenants. Your responsibilities will include: Managing tenant and owner enquiries Coordinating maintenance and liaising with trades Lease renewals and rent reviews Processing tenant applications Preparing tenancy agreements (Form 18a) Preparing Form 6 agreements for new owners Conducting rental appraisals Conducting entry, routine and exit inspections Using Property Express and 360° camera technology Open homes for rental properties Lodging work orders and entering invoices Ensuring compliance with QLD legislation Working within PropertyMe software What We’re Looking For You must have: Current QLD Real Estate Salesperson or Property Manager Licence Current Driver’s Licence Previous property management experience Strong understanding of REIQ documentation Experience preparing Form 18a agreements Excellent communication and organisational skills High attention to detail Ability to work independently Highly regarded: Experience with PropertyMe Trust accounting knowledge Experience onboarding new managements What We Offer Company vehicle provided for inspections and open homes Competitive salary based on experience and expertise Performance bonuses Incentives for bringing new properties into the portfolio Clear pathway to full-time employment Supportive, professional team environment Opportunity to grow into a senior role as the rent roll expands We reward performance, initiative, and professionalism.
